(A) Study on the Open Space Planning of Apartment Housing in Changwon

The development of the apartment housing estate in Changwon city was at first based on the concept that to develop the Changwon industrial complex needs a metropolitan available to the employees who will work at the companies and so the apartment housing development at large focused on the large estate with a smaller size of room to hold a more number of employees. Most of the apartment houses were limited to the square type of apartment housing, which was emerged on its own as the development went on, and characterized by like a layer of plates with all being the same numbers of floor due to the formal or unformal limitations, in consideration of equity with pertinent scenes. Meanwhile, the concern about the out-door space which was initially started in the capital, Seoul, areas and increasingly spreaded to Chanwon city at the time when the Daedon apartment housing estate in Towoul dong entered into construction, in particular, the reconstruction project of Bansong apartment housing estate employed a prize content to select the design for the more advanced out-door space of the apartment housing estate with a large theme plaza, exclusive roads for pedestrians, etc.. These continuous attempts will lead the quality level of the other apartment housing estates in Chanwon city to a more qualified ones. For further studies on apartment housing estate, the problems with parking cars or parking lot itself should be involved, related to securing the out-door space. In this regard, the findings of this study show issues to consider in designing future plan for apartment housing estate. First, parking lot should be in the basement as much as possible, if inevitable, it should be on the ground but limited to a smaller area, and it also should take consideration of the pertinent landscape or woods to allow the scene not to look desolate. To secure parking lot in obsolete apartment housing estate is nothing but to make a space for it, but it results in excessive burden, and so it is necessary for the government to take consideration of the extension of the parking lot in the basement and support with a finance. Second, the paths within the estate should be separated form the moving line of cars and pedestrian's moving line, and also pedestrian's paths should be separated form the roads for cars by either differentiating the bottom tiles or giving a different height to the roads. Third, the greens and the space for rest within the estate should have some summerhouses or benches, etc. to help the residents to exchange communication each other, but residents can have access to them easily form different directions, and the facilities should be protected with some blocks from the noise form the passing cars. Fourth, excessive limitation on the numbers of floor of new constructed apartment housing makes the housing cross each other, makes the out-door space remain unused, and makes neighboring housing not to secure any prospect of view. Therefore, the limitation should be limited to the volumetric ratio because adding only several floors to the housing little affects the pertinent things.
